Adding A Second Floor While Building Renovation

It is very popular nowadays to construct a second floor at the time of renovations. You need to get the building permission before changing the number of units of the building. The step for this is removing the wall connecting the entry of the first floor and the front stair of the second floor. If you want to add a second-storey to your building, then the recommended floor should be atleast 1200 square feet. You will have to consider the following points while renovating:

1. Floor Plan- Generally, the plan of the first floor remains the same. The common modifications are adding a laundry room; remove the wall connecting the adjoining room and the kitchen, adding a half-bath, or a coat closet. In some cases, you may have to reconstruct the second floor completely. This may include adding a master bath, closets, a hallway, eliminating the kitchen on the second floor, etc.

2. HVAC- Though the existing heating and cooling systems are kept, you will have to reconstruct the second floor system for incorporating the changes in the floor plan.

3. Rear Stairway- It is upto you whether you want to remove or keep the rair stairway. This decision is quite difficult. It will also very costly for removing the stairs and re-framing the floor again.

4. Front Door- When two units are converted into a single unit; there will be an extra front door. It is generally suggested to keep it open for use for transferring the furniture easily from upstairs and downstairs.

5. Installation- You need to install a new plumbing systems, electrical connections, heating and air conditioning systems, fire system, etc. on the second floor.

You can add a second floor to your building that can be used as an office, or a workshop, children's room, etc. You can make a master bath on the second floor with all the amenities in the bathroom. It can also be used for recreational activities. You can convert it into a relaxation room. You can relax and find comfort here after a stressful, hardworking day.
